For the construction of Berlin Hyp's new corporate headquarters, the client aims for an exemplary, sustainable concept. The construction project is to meet the highest sustainability standards, including the deconstruction of the old building. A corner development located near the Landwehr Canal and the Zoological Garden, the building is bordered by Budapester Straße/ Lützowufer and Keithstraße. The building is 11 floors high with predominantly office space as its use.

Transsolar developed the energy, ventilation and supply concept. Intensively planted terraces combined with a self-shading facade reduce solar radiation. Building component activation with an occupancy rate of 70% provides conditioning. Cooling ceilings are provided for special areas with increased cooling loads, around 3,800 m² / 40903 ft².

The electricity for the entire building, however, and in particular for the supply of the building, is largely provided by the public grid. A PV system supplies a share of 10% of the electricity demand. In addition, 60 geothermal boreholes will be drilled to a depth of almost 100 meters, which are planned to generate around 75% of the required heating load and the majority of the required cooling load. With these parameters, after initial testing, the criteria of the EU taxonomy are met, which is another sustainable project goal of the client.

Decentralized electric instantaneous water heaters are planned in the office area to provide hot water. This saves a lot on installation costs of the hot water pipes as well as on the circulation. The catering kitchen will receive a central hot water supply. In addition, an infiltration trench will be implemented to receive rainwater donations, so that in addition to the possibility of plant irrigation, precipitation will be directly returned to the groundwater.

When demolishing the old building, the bank pays attention to environmentally friendly disposal and recycling of materials. Small pieces of furniture, materials and technology from the building that were no longer needed were donated to schools, sports clubs, volunteer fire departments, etc., or auctioned off to be put to further use. The proceeds from the auction went to charitable organizations.
For the deconstruction of the office building, Berlin Hyp received the preliminary certificate of the Platinum Award of the German Sustainable Building Council (DGNB). The bank will receive the final certificate after completion of the deconstruction. This deconstruction project is the second project in Germany to receive this award.
